5. Cookies
This is a static website that does not use tracking cookies. The only cookies that may be set are strictly necessary technical cookies for the operation of integrated third-party services (Smoobu booking widget). You can configure your browser to refuse cookies.
6. Holiday rental terms and conditions
6.1 Subject
These terms and conditions govern the holiday rentals of studios located within the Résidence de l'Ars, Aulus-les-Bains (09140), France. Any booking implies full and unreserved acceptance of these terms.
6.2 Booking and deposit
A booking is confirmed upon receipt of:
- A deposit of 30% of the total rental amount
- The signed rental agreement (sent by email)
The deposit may be paid by bank transfer, PayPal, Bitcoin or credit card via Stripe.
6.3 Balance and security deposit
The balance (remaining 70%) is due 30 days before the arrival date. A security deposit of €200 (by uncashed cheque or refunded bank transfer) is required on arrival. It is returned within 7 days of departure, minus any damage found.
6.4 Cancellation
- More than 60 days before arrival: full refund of deposit
- Between 30 and 60 days: 50% of deposit refunded
- Less than 30 days before arrival: deposit non-refundable
Cancellation insurance is strongly recommended.
6.5 Check-in and check-out
- Check-in: Saturday from 4:00pm
- Check-out: Saturday before 10:00am
Different times may be arranged in advance with the owner.
6.6 Inventory
An inventory is carried out on arrival and departure in the presence of the owner or their representative. The tenant agrees to return the accommodation in the condition in which it was received. A cleaning fee may be agreed at the time of booking.
6.7 Capacity and occupancy
The studios are rented for a maximum capacity of 2 people. Any occupancy exceeding this number without prior authorisation will result in immediate termination of the agreement without refund.
6.8 Tenant obligations
- Use the premises with reasonable care
- Not disturb neighbours
- Not smoke inside the studio
- Respect the residence's internal regulations
- Hold appropriate holiday insurance (or verify coverage under an existing home insurance policy)
6.9 Applicable law
These terms are governed by French law. In the event of a dispute, the competent courts will be those within the jurisdiction of the Court of Appeal of Toulouse, France.
7. Limitation of liability
The publisher endeavours to provide information as accurate as possible on this site. However, they cannot be held responsible for omissions, inaccuracies or shortcomings in the updating of information.
The publisher accepts no liability for incidents or accidents occurring in the common areas of the residence, on public roads or during outdoor activities.
